UK property management fees, explained without the jargon
What letting agents and management companies actually charge, what's usually hidden, and what to ask before you sign.
Management fees in the UK usually land somewhere between 8% and 15% of rent for long lets, and 15% to 25% of revenue for short lets. The percentage matters far less than what sits inside it.
Ask three questions before signing anything. First: what is explicitly excluded — tenant find, inventory, check-out, renewals, compliance certificates? Second: who holds the money, and when do you get your statement? Third: what happens in a void — does the fee stop, or does it keep running?
A higher headline percentage with everything included is often cheaper than a low rate that bills every visit. Compare total annual cost, not the percentage.
